In Part 1 , I shared my 1st real estate nightmare and my reason for sharing my personal experiences with you (all of which happened prior to me becoming a real estate professional). Now in Part 2, I'll share 7 tips on how to avoid the situation I wound up in and what to do if you're there and don't know what to do. My 1st Real Estate Nightmare - What I Learned... 1) NEVER co-sign! I know it sounds harsh, but I need you to get the point. When co-signing for anyone or anything, know what you are really signing up for. Your credit will be on the line and you will be as financially responsible as the primary party if the financing terms are broken. 2) For the love of FAMILY... If you know of anything about characteristics of an entrepreneur, you know that past failure is almost always a part of their story. Very few, if any, have found success on the first try. What ultimately made them different is their tenacity to learn from those failures, get up, dust off, and keep on pressing!
